From two lots to multi-unit developments, we design the development and work with your land surveyor on the subdivision, from site investigation to separate titles.
LAND SUBDIVISIONS
Planning permits, building permits, and report and consent applications. We prepare the drawings and documents and manage the application with council or the building surveyor.
PERMITS & APPROVALS
For projects we design, we can manage the build from tender to handover: builder quotes, the contract, and independent inspections at each stage before payment.

A free first conversation about your goals. If you need a detailed answer, a paid site investigation assessment and building envelope show what your site allows before design starts.
Concept design and design development: sketch plans and elevations presented for your approval, refined with your input and reviewed in realistic 3D.
Where a permit is required, we prepare and lodge the planning application, answer council's requests and manage it through to a decision.
Once the plans are endorsed, we finalise the design and prepare coordinated working drawings with the engineers and energy rater, ready for the building permit.
If it is included in your package, we tender to builders, help with the contract and manage the build to handover, with independent inspections at each stage before payment.

A short first conversation about your project is free. The site investigation assessment and building envelope drawing are a paid service. If you go ahead with us for the full design, the fee can be deducted from the design fee.
In Victoria, both produce plans and specifications for building projects, and a Registered Building Designer (Architectural) can work on all classes of buildings. The differences are the title, the law, the regulator and the education pathway, not the work itself. Read our full guide →
